Software is not user-friendly at all.  Much easier options in the marketplace.  Extremely cumbersome loading information into the software.  Every service rep you talk to either says "i don't know" or "let me get back to you" when questioned.  Don't even dare sign up if you are not 100% sure you want to keep the software.  It is nearly impossible to cancel and the Sales Rep even warns you during the demo of the same.  That borders on unethical, fraudulent practice.  The minimum montly is $200 which is a huge amount compared to options in the marketplace.  You have been warned, proceed with caution.

What are the best aspects of this product?

The sales team and the customer service is very nice.

What aspects are problematic or could work better?

The program lacks many of the fundamental things required for a property manager. It lacks any CRM or tracking of contacts. This is a much needed feature because you need to be able to communicate with more than just a tenant.

Yardi cannot link to 3rd party programs like Gmail, Voip services, texting is only 1 way which creates confusion and missed appointments with vendors. It requires you to enter information in multiple systems which simply isn't required with the other management software.

Yardi also has the problem of not being supported by 3rd party companies. An example is our maintenance company cannot link with the program to handle the maintenance. This is not a problem for Appfolio or Propertyware.

Yardi is unable to handle marketing or automated follow up with tenants or future tenants. This creates copious amounts of double entries and extra work. Again these are free features built in to other property management software.

Yardi directs all of your tenants and owners to their "Rent Cafe" page which we have found to be very impersonal and bloated with irrelevant information. This creates extra work because we have to continually answer questions about the miss information posted.

What features/services would you like to see in future versions of this product?

I would love to see a CRM and a way to communicate within the software. The accounting is very cookie cutter and does not allow any variations of charges outside of their standard percentages. Ability to have 3rd party companies input information would be a huge help.

Fortunately the good property management software solutions like Appfolio and Propertyware have the CRM and communications built in are work at they should.

What specific problems in your company were solved by this product?

We tested the product thinking it would help some of our managers with fewer doors. It is lacking so many fundamental features you simple can not use it to manage properties in today's economy.

The marketing function (Rent Cafe) is probably the most interesting function and selling point, but even that doesnt work properly.

We are one of the larger residential pm companies in St. Louis and decided to enter the multi family realm. We use property ware for our single fans.and will continue to do so. I dont complain and I never write reviews but my team and I are defeated by this mess. The main driver for choosing yardi breeze was for the marketing/rent cafe/website element. So far, that seems to be the only redeeming aspect, but that doesn\\\'t even work properly. The system doesn\\\'t seem to be fully mature or ready and nothing works as it should. I would also say that for the customer service team as well. The main response to issues is \\\"let me follow up with you on that\\\". My team and I have never been so frustrated or defeated by a project or lack of progress with onboarding. We are exhausted. This thing doesn\\\'t even post auto-charges correctly! This is a simple property management task. There are too many problems to even name. Luckily, we have finally been assigned a tech([SENSITIVE CONTENT HIDDEN]) who knows what they are.doing,.but that took weeks to get done. Honestly a horrible onboarding experience and I would go with appfolio if I had to do it all over again.

Higher ACH limit, syncing with email, basic functions, we just need it to work

What are the best aspects of this product?

Price -- period. AT $100 per month, it was less than half what Appfolio at $250 per month cost.

What aspects are problematic or could work better?

1st, We were lead to believe that we would be able to pay owner monthly distributions by ACH or E-check. We submitted all the required documentation. When it came time to do our first owner check run, it wasn\'t happening. We were told we \"didn\'t request this feature, which is nonsense, we did everything as instructed. We had to instead print paper checks, and tell each owner what happened. And now, it appears we will need to do paper checks again for February, because they are still monkeying around getting us this functionality.

2nd, The owner statements are horrible, and will be the cause of much confusion. They list the opening balance at the top of the statement, and the closing balance at the bottom -- all good. BUT they then list the line items of income and expenses from in beteen the opening and closing balances by LATEST to OLDEST, so the running balance is totally worthless, since it never reflects historically what the balance actually was after any particular trans action.

3rd, , the Tenant refundable deposits are co-mingled with the seller\'s funds on the Owner Statement, so you must explain to owners that although it shows $xxxx.00 in their account, $yyyy.oo of that is actually tenant security and is not the owner\'s funds and not available to the owner. The statement should show the owners funds, and perhaps a separate place on the statement showing current tenant security deposit being held in trust.

4th, When printing a check to a vendor, which may cover a number of invoices from a number of different owners or properties, there is no line item detail on the check stub -- just one bulk amount, which makes it impossible for the vendor and the management company to know exactly what part of the check is meant to be applied to which invoice.

5th, There is no tax module for folks in Arizona or elsewhere if you need to collect and remit SALES tax charged monthly on the rent.

6th, when we posed questions to Support about how to manage particular functions, on occasion we were told to ask our accountant! We weren\'t asking accounting questions, we knew what had to be done, but not how to do it on their system. I could go on and on, but I\'ll stop here for now

What features/services would you like to see in future versions of this product?

There were numerous other issues, I\'ve covered the most important ones. Owner disbursements need to be able to be implemented as soon as you deploy the software, not 2-3 weeks later. Owner statements are horribly confusing and need to be completely redesigned. More life links need to be employed. For example, when you pull up an owner, there should be a live link to Owners statement. What you get instead is just a listing of payments to the owner. To see the statement, you have to go to REPORTS/FINANCIAL/OWNER/STATMENT. Very cumbersome

What specific problems in your company were solved by this product?

I guess it saved us $150 per month, but so far has added $250 in hearburn. If I had a do over, would have stayed with Appfolio. Would go back in a minute if I hadn\'t had to sign a 1 year contract.
